New Choice Realty offers numerous options when it comes to home selling and buying, but generally, three plans can be used. We offer a 1 ½% commission which would be a non-MLS listing, a 3% commission which would mean an MLS listing that New Choice Realty ultimately sells, and a 4 ½% commission which would be an MLS listing that another company sells. The differences between the commission rates for non-MLS and MLS plans stem from the fact that other companies require a 3% commission for handling their end of the transaction, and the costs of listing on the MLS.

 

The Process

After many years of experience in the real estate field, we at New Choice Realty have come to think of selling real estate as a process, not always the same, but with many similarities. The following outline gives a rough idea of what a home seller can expect:

  1. The first step, after you decide to sell your home, is to contact a qualified agent to discuss the proper price for your home, as well as the agent’s specific plan for selling your home. Do not listen to realtors that tell you every transaction is the same, because there are vast differences between different deals, and each must be treated individually.

  2. Next, review your financing options, including seller financing. Giving buyers more options opens up greater opportunities to sell your home.

  3. Next, make any necessary repairs to the property. Everything that you can do to increase the value and marketability of your property should be done. A simple repair can sometimes make the difference in a difficult deal.

This is the general pattern that home sales follow, up to the point of an offer. The stages after an offer have been tendered are just as varied as the steps that came before. But in this part of the process, your choice in an agent will be even more crucial than before. Only knowledgeable, experienced agents can successfully navigate you through the intricacies of home selling, while others merely stumble through the following process:

  • Once you have accepted an offer, a great deal of patience can be required of sellers. Some buyers are more prepared, but others are often quite unprepared to actually buy. They need to apply and be approved for financing, ensure that all inspections are done, and prepare to move, all of which takes time. But this is also a time you can use to make any necessary repairs, plan your own move, and organize your belongings.

  • Finally, after all the applications, inspections, and paperwork, you can go to your closing, at which a qualified and able agent will have all the necessary paperwork prepared for you to sign. The only thing left is to move.

1 ½% Commission

This option allows for the least possible amount of commission to be paid by our home sellers. Not surprisingly, this is a very popular plan among home sellers, often used by those who have unsuccessfully attempted to sell their homes themselves. But this plan is perfect for anyone who wants to sell a home with New Choice Realty. The savings are absolutely tremendous, and we at New Choice Realty are determined to give the same service to all of our clients, no matter which plan they pursue.

MLS Marketing Options

Under these plans, sellers still save 3-4% over traditional brokerages, while receiving the same services and exposure. The only difference between this plan and the 1 ½% option is that your property would be listed in the Multiple Listings Service, a database that realtors use to advertise and search for properties. While this does increase the exposure your property receives, it also increases the cost of advertising your home, resulting in an increase in commission to 3 %. This commission option is only available if New Choice Realty ultimately sells your property, not if an agent from a different brokerage does. If that is the case, a 4 ½% commission will be necessary, since other realtors require a 3% commission for their involvement in the sale.

Suggestions for Sellers

There are some simple activities that home owners can use to sell their homes faster, and often for more money.

  • Clean the inside and outside of your home thoroughly.

  • Keep your lawn mowed and trimmed, including any flowerbeds and trees.

  • Paint the outside, if necessary, and make repairs to loose siding or chipped areas.

  • Remove all clutter from the exterior of your home, including bikes, hoses, toys, etc.

  • Inside your home, cleaning is even more vital.
